  • Open Question: I want to buy a 300k town home, but my income is 45k, can my side income count?
This question seems a little tricky. I have a 'day' job in engineering that pays me 45k a year. I also have a 'side' job that will reported on my taxes. I will be reporting my gross annual income somewhere in the ball park of 100k to 120k this year. I will also be putting down $30,000 on the home. So the loan amount would be for $270,000. The side income is from playing poker semi-professionally. Will someone looking to provide a loan for me, run and hide when they see that the majority of my income comes from poker, a game often to be considered gambling? Will i be able to find a loan simply based off my annual income? My credit is also perfect but i have never owned a home, so its not absolutely perfect.

Is this an error on my report I should be thankful for? Also, I have a default on a seperate account and when I ordered my credit score it didnt say that this will affect my overall credit score (it gives a list of whats affecting it) is this correct? • Open Question: Advice on Credit Restoration?
We have been trying to reestablish my husbands credit. I'm not blaming anyone but he went through an ugly divorce about 2 yrs ago and it really hurt his credit. Anyway back in Jan. his scores were in the low 400's, so we disputed some things and paid some things that had been charged off. His scores are now 565, 546 and 519 which is about 100 points higher than they were 8 months ago so I guess we are making some headway. We are trying to buy a house and that is the main reason we are trying to reestablish his credit. We are unable to get a mortgage loan yet. For the past 2 yrs he has not opened any credit accounts so now we are being told that this is hurting us and that we should open up a few credit card accounts. If this is a good idea where can we go for a good credit card with not so good credit? i have tried searching on-line but alot of them say they give your info to several different companies to find the best one. I don't want the credit report pulled a bunch of times cause I know that cant be good. And I also don't want to receive a bunch of junk mail. Can anyone please give me some advice on how to further better the credit report? Thanks in advance.

  • Open Question: Increasing credit score with credit card?
I have a credit card simply for increasing my credit score. I only have about 1 year's worth of credit history, though its not bad. I checked a credit report and i have one school loan on file, of which ive submitted my payments on time. My question is keep reading opposite ways of increasing credit score with a credit card...some people say pay it all off before the statement generates so it always shows $0 as balance each month to the CB, and some say make sure you have a balance on the card when the statement generates, below 30%, and pay it off on time. They say the CB wants to see a balance and see it paid off on time. So my question is which is better? Which is correct? I keep reading conflicting information. Also, i never have my balance go over $70 per month and its always paid off well before the due date. I currently have a $1000 dollar credit limit. Should i ask for an increase in credit limit just so it looks better to the CB as having more available credit? Any help clearing this up would be appreciated.
  • Open Question: What credit score do you need to buy a house?
I'm going into my junior year of college and I've been saving my money for a down payment for a while. My mother is a real estate agent and she promised to help me buy my own house after my rental lease is over in 12 months. My neighborhood also has a lot of programs that match savings towards first time home buyers in DC. So money is not the problem. I've been establishing my credit since I turned 18, I've paid everything on time, and I monitor my credit reports for errors. What credit score should I be aiming for in order to be able to purchase a home? I understand that I'm young and people normally don't purchase homes this early. But I have steady employment and I don't see the point in seeing my money wasted on rent without ownership.

  • Open Question: Who do I complain to about shady dealings from our mortgage company?
Our loan was bought by HomEq after we refinanced. Like most of the time that a company buys your mortgage, we had no choice or say in who bought the loan. This is, as I understand it, normal practice. We recently contacted HomEq about restructuring our ARM. This process should have been fairly quick as it was an adjustment not a refinance, however we were concerned about the time it was taking and that we might be late on a payment. We expressed this to a representative at HomEq, and were informed that they would place a "freeze" on our account and any missed payments would be rolled into the mortgage with no penalties. The problem is now they have reported us to the credit bureaus as late. We have tried to resolve this with them but have hit walls and run-a-rounds. (We do have the date/time of the conversation and employee ID of the adviser that said that they would freeze the account.) The question is what organizations are the most appropriate to report this too? (Sorry about the length of the question, and wasn't sure of the exact section to post this to) Thanks to all answers so far, I had not thought (obviously!) of either of those.
  • Open Question: Can`t we just let Republicans keep their money and just send them monthly payments ?
without all of us throwing in. • Open Question: Are there any good Citi cards for balance transfers?
I'm looking to do a balance transfer. I have other cards, but they don't have any good offers on them, and I need a new card anyway just as a backup. I've been looking at Citi cards. What is the best one for general shopping (basic retail, groceries, gas, etc.) that is an all-around general card but that has 12 months no interest? Also, I've looked around on some websites...and I can't help but to notice that a consistently common amount of people with certain Citi cards seem to have higher credit limits than other people with different cards. I know that typing in the balance transfer info at the start can sometimes get you a little bit higher credit limit in general for the new card. Income and credit history also can affect this. I have a great credit history, and a credit score of about 750+ at least. Which Citi cards (if any, this is theoretical) start out with better/higher credit limits? Also, I'm looking for a Visa...not Mastercard. Are there any other major companies that I'm missing? I've already got Bank of America, AmEx, and Discover already. I've had Chase (HSBC bank) in the past...they were horrible and I cancelled a long time ago. I don't know a lot about Citi. Any other good companies? I know that all usually charge a balance transfer/transaction fee for doing so, but this will save me a ton of interest in the long run. Umm...if you don't know what you're talking about, please do not "point game" on my question. I can't stand that and will report every single person that gives some goofy and non-related opinionated answer or link to some silly credit counseling website. I am not 'in debt'...I pay my bills just fine, so I don't need "credit counseling" links and the other stuff I have seen people post in other people's questions on here. So...what would you recommend, then?

  • Open Question: Should I send in a lump payment to Asset Acceptance LLC without an agreement?
I just tried to negotiate a lump sum with Asset Acceptance with an old debt (2000 or 2001). I thought it would have fallen off by now but they continue to sell the debt to other companies and the other companies bring it back to Asset Acceptance. They did not agree to my terms. I was told by a non-profit agency that I could send in a payment and that 20% of the time, they would accept it, especially because of today's economy. The debt collector refused to give me the address, and was extremely hostile. (I found it on Wikipedia: Assets Acceptance LLC is located @ 28405 Van Dyke Avenue, Warren, MI., 48093). I know that in sending a lump sum, I must write the following on the back of the check: "Endorsement of this check constitutes P.I.F. of Account number _____. Letter of Deletion to be issued." Should I try it? I am concerned that they won't take it and will start harassing me. This debt did not show up on my last credit report but I don't want it to continue to pop up as it has, especially now that my credit is good and I've repaired it. If anyone can tell me if they tried this strategy, that would be great! Thanks. I read the link but I understand my above tactic to be one that many use... If the creditor accepts the check, they are legally bound to the terms. Of course, I keep copies of the check and the letter, that I am to send the letter certified mail with delivery confirmation. The company usually will not provide a letter of deletion; but then I will call transunion and the other agencies, and provide them with the copies of the check and they must take it off (as long as the company has cashed the check).

  • Open Question: Are there any free credit report sites where you do not have to put in credit card information?
I currently do not have a credit card. I have had them in the past, and I got into trouble with them, among other things. But I have really cleaned up all of my debt problems. So I am wanting to see what my credit score is now, but every site I have found wants valid credit card information, so after your 'free trial' is up they can charge you every month. But I thought there was a site through the government that did it for free, where you didn't have to put any of that information in. I live in the United States by the way, so you can better answer my question. Any help is greatly appreciated!
  • Open Question: Free Credit Report . com is a rip off?
did you know the highly advertised freecreditreport.com is a big ripoff. What they don't tell you is the U S Government has ordered the top three credit reporting agencies to provide everyone a free credit report once a year. You are much better off to go to the government recommended site. Important information from the Federal Trade Commission, the nation’s consumer protection agency: annualcreditreport.com is the ONLY authorized online source for you to get a free credit report under federal law. You can get a free report from each of the three national credit reporting companies every 12 months. Some other sites claim to offer "free" credit reports, but may charge you for another product if you accept a "free" report. • Open Question: Have you used TRUE-dot-com personals site with any success?
Some time ago I created a profile there but became suspicious when I began receiving "winks" from young women attractive enough to be pinup models supposedly residing in the tiny rural town near me. • Open Question: How do I find out about a state tax lien?
After applying for a loan, my credit card company is saying I have a state tax lien that was paid in '06. They gave me a Case # and a Court #. I called three states that I lived in since '04, and none of them have any record of it. I have already gotten a free credit report with Experien and the other 2. I hate to give them an extra $10/month just to clear away what could be their stupid mistake, but trying to hit "dispute" without ordering a credit report seems to be all but impossible. Any advice here? Is there a federal database of state tax liens? Thanks!

  • Open Question: Spiritually Speaking, which Economic Model would Jesus approve of?
Economic Models explained with Cows SOCIALISM You have 2 cows. You give one to your neighbour. COMMUNISM You have 2 cows. The State takes both and gives you some milk. FASCISM You have 2 cows. The State takes both and sells you some milk. NAZISM You have 2 cows. The State takes both and shoots you. BUREAUCRATISM You have 2 cows. The State takes both, shoots one, milks the other, and then throws the milk away... TRADITIONAL CAPITALISM You have two cows. You sell one and buy a bull. Your herd multiplies, and the economy grows. You sell them and retire on the income. AN AMERICAN CORPORATION You have two cows. You sell one, and force the other to produce the milk of four cows. Later, you hire a consultant to analyse why the cow has dropped dead. ENRON VENTURE CAPITALISM You have two cows. You sell three of them to your publicly listed company, using letters of credit opened by your brother-in-law at the bank, then execute a debt/equity swap with an associated general offer so that you get all four cows back, with a tax exemption for five cows. The milk rights of the six cows are transferred via an intermediary to a Cayman Island Company secretly owned by the majority shareholder who sells the rights to all seven cows back to your listed company. The annual report says the company owns eight cows, with an option on one more. You sell one cow to buy a new president of the United States , leaving you with nine cows. No balance sheet provided with the release. The public then buys your bull. A FRENCH CORPORATION You have two cows. You go on strike, organize a riot, and block the roads, because you want three cows. A JAPANESE CORPORATION You have two cows. You redesign them so they are one-tenth the size of an ordinary cow and produce twenty times the milk. You then create a clever cow cartoon image called 'Cowkimon' and market it worldwide. A GERMAN CORPORATION You have two cows. You re-engineer them so they live for 100 years, eat once a month, and milk themselves. AN ITALIAN CORPORATION You have two cows, but you don't know where they are. You decide to have lunch. A RUSSIAN CORPORATION You have two cows. You count them and learn you have five cows. You count them again and learn you have 42 cows. You count them again and learn you have 2 cows. You stop counting cows and open another bottle of vodka. A SWISS CORPORATION You have 5000 cows. None of them belong to you. You charge the owners for storing them. A CHINESE CORPORATION You have two cows. You have 300 people milking them. You claim that you have full employment, and high bovine productivity. You arrest the newsman who reported the real situation. AN INDIAN CORPORATION You have two cows. You worship them. A BRITISH CORPORATION You have two cows. Both are mad. AN IRAQI CORPORATION Everyone thinks you have lots of cows. You tell them that you have none. No-one believes you, so they bomb the **** out of you and invade your country. You still have no cows, but at least now you are part of a Democracy.... AN AUSTRALIAN CORPORATION You have two cows. Business seems pretty good. You close the office and go for a few beers to celebrate. A NEW ZEALAND CORPORATION You have two cows. The one on the left looks kinda cute. :) You guys are Hilarious! Hugs to everybody!!!
  • Open Question: credit and foreclousre question?
I just got married and have own my own condo for about 2 years, times are tough and looking to walk away from my condo. If no documents show my wife is part of this condo, can it hurt her credit report or can they go after her? I need to rephase the question. I'm not having a problem with my wife, I'm having a problem with the condo. I want to make sure the banks can't go after her, because when we move in about 18 months to a more affordable area I won't be able to qualify because of a possible foreclosure on my record. Sorry for the confusion on this, thanks
  • Open Question: if I walk away from my condo, besides my credit report getting damage what else could happen?
I'm thinking of walking away from my condo, because the bank will not help me lower my rate, they say I make too much money. I can't re-fi because the association has not been turned over to the owners (which is just me). I live in a 3 unit complex and the developer cut some corners and the outside and inside my unit are ruined with water, mildew, and maybe mold. We're suing the developer but he has not responded in 4 months. We've submitted a claim and it has been denied twice by the insurance company (still working with my lawyer to fight the insurance company), but it looks like I would have to come up with roughly 25-60K to fix the main and all the other problems from the developer. With the market as it is, almost impossible to sell until the unit can be fixed. So I need to know what could happen to me if I walk away
  • Open Question: How long for credit report score to catch up with a new income?
I have now got a good job after many years at University. Like most students, I had a overdraft and credit cards to get me through. I have never missed a payment. The thing is, how much time has to go by with my wage going into my bank to improve my credit score? Will I have to pay off smallest debt first then cancel them one by one for improvement?
  • Open Question: How to higher my credit score ?
I knew I had a low credit score, so i did a free credit report with experian, it turns out it is 529. I have a AmEx credit card (Potentially Negative Closed) that is listed as Credit Card - Revolving Terms with a balance of $967. It says it has been reporting since 3-1-05. I also have a collections from RJM ACQ LLC (Potentially Negative Closed) with a balance of $131. I have started to pay this off and will be done paying it off in 2 months. Reporting since 9-1-07 I also have a CREDIT ONE BANK CC with a limit of $350. The balance this is at $150. The account is open and I use the card once in a while paying about $50 dollars a month on it. My questions are: 1. Will paying off the AmEx and collection in full improve my credit score? And if so, how long till it reflects on my credit report? 2. How should i go about using my CC to improve my credit score? Any other helpful insight would be appreciated. Another Question, how long does all this stay on a credit report?
  • Open Question: My credit report shows a charge off, but it shouldn't be.?
Long story short........I had an account with a furniture company. I had the company pick all the items up (still in new condition) and we signed an agreement stating that the amount owed was satisfied by my returning the furniture. My credit report now shows a charge off from said company. Although I do not have my copy of the agreement (got lost in a move), is there any way to have this come off my report. I have two accounts which have been transferred from credit card companies to Collection agencies. Aren't negative items older than 7 years supposed to stop appearing on my credit report? My question is, when does this 7 year period begin..the date of my first late payment or the date my debt was transferred to agency?
  • Open Question: Help! My printer is not working correctly ever since I changed the ink...?
I wanted to print my credit report. HUGE misktake! I changed the ink in my printer, then I went to print and it wouldn't print it I guess because it was too big of a document (it said it was like 300 pages????) Anyway, I just want to cancel it, and my computer won't let me cancel it or do anything with it, so now I can't print out anything else. What do I do?
  • Open Question: Will a new medical collection on my report make me lose my house?
My fiance and i are ready to close on a home. We checked our credit report at home to find that there has been a new collection added on his report, a medical expense from when he had cancer. We have been paying on these things, but i never received a bill or notice for this bill. Will this have any effect on my home loan closing in less than two weeks? When I say, "we have been paying on these things, I mean: We have received numerous medical bills... we have paid on them as they have been received. This particular bill, i don't recall ever receiving. Its for $1500.
  • Open Question: Can a hospital take you to collections even though you are sending money every month?
I've always heard that as long as you pay something a month that they can not take you to collections for the bill, is this true? I'm paying on some large medical bills and have been sending $50 to $100 a month to pay them off, however they sent me a letter saying that if i don't pay it off in full that they will send the account into collections. Also, if they do send me to collections, will that show up and effect my credit report? I've been told that medical isn't looked at, but i don't see why not? Side note: I have never been set up on a payment plan or anything like that. I sent what I can each month and it is reflected on my billing. The paper they just sent in the mail is saying that they need it in two payments of $6K a piece! And they only give me 2 months to do this in.

  • Open Question: Are there any credit report websites that are absolutley FREE with no strings attached???
  • Resolved Question: Is there a way to repair your credit by sending registered letters denying the debts to the credit report cos.?
I have heard this often. That you can send registered letters denying the debts one by one to the three credit reporting bureaus and if they didn't provide proof of the debts within 30 days or something that they had to remove the debts. Everything except judgements. Is this true? If so, how is it done exactly?
